The opportunity

Increase comfort for your guests

Guest comfort is one of the strongest drivers of hotel reviews and repeat bookings — and noise is consistently one of the most common guest complaints worldwide. Low performing windows are one of the greatest contributors of heat and noise travelling into a room.

Replacing the windows is expensive and disruptive. Our Magnetite Retrofit Double Glazing System improves the windows you already have by installing interior secondary glazing to reduce outside noise, improve thermal comfort and increase energy efficiency. All done during turnaround time.

How Magnetite works

Magnetite is discreetly custom-fitted around existing windows using a slim PVC sub-frame and magnetic seal to attach clear, optical-grade acrylic panels. The system provides an airtight seal with minimal aesthetic impact and can accommodate windows of various sizes and shapes.

The PVC frame creates an insulating air cavity that improves thermal and acoustic performance. Acrylic glazing offers excellent clarity and superior thermal efficiency, while the magnetic system allows easy access for cleaning, maintenance and ventilation when required.

Built for hotels

Designed around how hotels actually operate

Works on any window type

Sliding windows are the most problematic — they never seal properly around the sash. Magnetite seals all the way around the system, closing the air paths that let noise and heat in.

No facade works, no scaffolding

Installed entirely from inside the room and invisible from outside. Fitting only certain floors or wings? Nobody on the street can tell.

Classic Shield — the hotel default

No sliding elements, so guests can't displace the panels. Facility management can lift a panel out in seconds for cleaning, then clip it straight back.

Hack-free installation

No hacking, no mess, no loss of room income. Typically completed within a room's housekeeping window.

Doors sealed too

Entrance and connecting doors can be treated as part of the same project, using slimline seals fitted without taking the door off its hinges.

Heat reduction built in

The acrylic panel and airtight seals reduce solar heat gain and stop draughts, easing air-conditioning load and cutting energy use by up to 13% per room.

More about noise

The air cavity is what does the work

To measure performance it is important to look at the whole window, including the frames, seals and glazing. Magnetite combines airtight seals with the ability to maximise an air cavity and the flexibility to vary glazing thickness to suit.

CSIRO research by John Davy indicated an air cavity can effectively enhance sound insulation performance. Results show a wide air gap of 100–125mm will improve sound insulation by an average of 7 dB(A) more than windows with a narrow gap of 8–13mm.

Due to a larger air cavity, secondary glazing window systems will reduce more noise than single glazed windows and even traditional double glazed units.

More about thermal insulation

Less heat through the window

When evaluating options to improve the thermal performance of your windows, three criteria matter.

U-Value (Uw)Represents heat transfer through a window, irrespective of direct sunlight. The lower the U-Value, the better the insulation performance.
Solar Heat Gain Coefficient (SHGC)Measures the solar energy that passes through glazing. The lower the SHGC, the less solar heat is transmitted through a window.
Air infiltrationMeasures the rate at which air passes through gaps in window joins and seals. The lower the air infiltration, the better a window's energy performance.

Single glazed 3mm clear glass & 4.5mm Magnetite Heat Shield35%2.90.67

*WERS standard typical industry window

61% less heat transfer through aluminium framed windows

The U-Value drops from 7.4 to 2.9 — a 61% reduction in the heat moving through the window.

In hot climates the ideal window has a low SHGC to limit heat from the sun's direct rays, and a low U-Value to stop outside heat moving through the window and warming the conditioned air inside.

The Magnetite system stops the conduction and convection of heat better than glass windows, giving superior results for hot conditions. Combined with a solar film or tinting, performance improves further again.

Delivered in operating hotels

PARKROYAL Darling Harbour, Sydney
PARKROYAL Darling Harbour · Sydney, Australia

360 windows across 10 levels, rooms back in service the same day

In the heart of Darling Harbour, PARKROYAL faced continuous noise from highway traffic and the busy waterfront precinct. After a successful mock-up room and independent acoustic testing, Magnetite retrofitted 360 existing windows across 10 guest floors.

The installation used a 120mm air cavity. A staged rollout kept the hotel fully operational throughout, with rooms returned to service on the day of installation.

The process

See the result before committing to a rollout

Before a hotel-wide project we recommend the installation of a mock-up room, so management can verify the acoustic and thermal improvement before committing.

01

Site assessment

We assess your windows and doors on site, then recommend the right specification for the building.

02

Mock-up room

One representative room is fitted so you can experience the difference directly. Recommended, but not a requirement.

03

Independent testing

Where required, an acoustic consultant can run calibrated before-and-after tests using a loudspeaker at approximately 100 dB(A) of pink noise.

04

Verified rollout

An Inspection & Test Procedure is applied to every room. Rooms return to service the same day.

Beyond windows

Montrosa solutions that compound

Questions

What hotel teams usually ask

The questions general managers, asset managers and facilities teams ask most often before deciding on a retrofit.

Magnetite fits a secondary acrylic glazing panel to your existing window, creating a continuous magnetic seal — no replacement, no facade works, no scaffolding. Reduces noise by up to 70%.
Hotels usually look at heat for two reasons: guest comfort and energy cost. On aluminium framed windows the U-Value drops from 7.4 to 2.9 — a 61% reduction in the heat moving through the window — with a 35% WERS cooling improvement. Less heat entering the room eases the load on air conditioning and reduces energy use by up to 13% per room. Adding a solar film or tinting to the existing glass improves the result further.
Up to 70% reduction through existing windows, depending on window type and air cavity size. We can conduct independent before-and-after acoustic testing using a calibrated loudspeaker at approximately 100 dB(A) to confirm the actual result at your property.

Yes. Magnetite works very well even for sliding windows. The system seals all the way around the framing, closing the air paths that let noise and heat in.
Yes. Entrance and connecting doors are often the loudest noise leak in a hotel room. We fit slimline perimeter seals plus an automatic threshold drop seal, without removing the door from its hinges. If needed we can also arrange door replacements for you, which might be required for hollow connecting doors.
No. The system is installed entirely from the interior. The building facade and any architectural or heritage character are fully preserved.
Magnetite provides a 7-year warranty on its retrofit double glazing systems.
Yes. We are able to provide many additional solutions for all kinds of soundproofing and energy efficiency problems. Reach out to us with your requirements.
